As a matter of fact, many are desperate to unload their property even through short sales, REO's (real estate owned), pre-foreclosures, and foreclosures. As a real estate investor, you must understand that you make your money not when you sell, but when you buy!

Both single family homes and multi-family properties make great investments. Investment performance differs; however, depending upon the goals and objectives of the investor, one or both may be a good fit into the owner’s portfolio.

As a useful tool in analyzing the investment, I have put together a cash flow spreadsheet that I still use on just about every project. There are inferior for sale on the internet. I’ll give you mine.
